The city
Valley floor, hills and the east side
Kent’s geography splits it into distinct parts. The valley floor is flat and heavily commercial, with distribution centers, manufacturing and offices, along with older homes and apartments near downtown. East Hill and West Hill rise on either side, with neighborhoods of split-levels, ramblers and apartment complexes built over several decades. Past the top of East Hill, the 98042 area stretches east toward Maple Valley with newer subdivisions and larger lots.
Each part has its own water problems. The same crew might spend the morning drying a warehouse office and the afternoon in a split-level whose lower floor took water through a wall.

Commercial
Warehouses, offices and industrial space
In the valley’s commercial buildings, water damage usually comes from roof drains that can’t keep up in heavy rain, failed supply lines in restrooms and break rooms, water heaters, and HVAC condensate lines. On a large flat roof, one clogged drain can put a lot of water through a ceiling at once. Concrete floors handle water well, but offices, drywall, racking bases and stored stock do not. Photographs of stock, equipment and ceilings before anything is moved are generally useful for your own records.
Crews can extract, section off wet areas and dry them while the rest of the building keeps working, and plan noisy or disruptive work around shifts. If a fire sprinkler line is involved, the fire department and a fire protection contractor deal with the system. See commercial water damage restoration.
Tell us about your building and your shifts, and we’ll talk through a plan.
Call About a Commercial SpaceSplit-levels and hills
Lower floors on East Hill and West Hill
Many homes on Kent’s hills are split-levels or have a lower floor partly below grade. That lower floor is where water tends to show up: along the base of an uphill wall after long rain, around a floor drain, or under a laundry that sits against the foundation. Carpet over concrete hides it until the pad is soaked.
Telling groundwater from plumbing matters here. If the water appears only during wet weather and the meter is still with everything off, it is almost certainly coming from outside. If the meter moves, look for a leak. The groundwater and seepage page walks through the checks, and daylight basement water damage covers lower floors.

Multi-unit buildings
Kent has a lot of apartment and condominium housing, much of it in complexes from the 1970s onward. In those buildings the pattern is familiar: a leak starts in one unit and shows up in another, usually below. Tenants should tell their property manager first; managers can call us directly to coordinate across units.
Older complexes add their own details: original supply piping, water heaters inside unit closets, and stacked laundry connections. The crew measures every affected unit, not just the one with a stain, and keeps a separate record for each.
Closer to downtown and on West Hill, some houses are older, from the middle of the last century, with galvanized supply lines, cast iron drains and crawl spaces that have seen a lot of wet winters. A slow drain leak under a bathroom, or a side sewer that roots have found, is more likely there than in the newer east-side subdivisions. If a drain backs up, stop using water and call a plumber to clear the line, and treat anything that came up as sewage. See sewage backup cleanup.

Property Manager? Call About a BuildingThe 98042 side
East toward Maple Valley
The 98042 ZIP code east of Kent’s center is the part most like Maple Valley: 1990s-onward subdivisions, wooded lots and crawl spaces. The failures follow suit, with supply lines, water heaters, appliance connections and drainage off tree-lined lots. It’s also the part of Kent closest to us along Kent-Kangley Road.
Across the city, timing depends on where you are and the time of day. The valley floor and West Hill take longer from Maple Valley than the east side does, and we’ll say so honestly. You get the price before any work begins.

Questions
Kent questions
A little water tracked in by the car is normal. Water spreading from the wall or the drain at the garage door usually means the driveway or the uphill soil is sending water toward the house.
If water is near outlets or panels, don’t enter that area; call your utility and emergency services. Otherwise move stock and records out of the water and photograph everything. The roof drain itself needs a roofer or maintenance contractor.
Usually part of the building keeps working while the wet area is sectioned off and dried. It depends on where the water went.
Seasonal water on a lower floor usually means saturated soil pressing against the uphill wall. A still water meter supports that.
Often the carpet can, if it’s clean water and dealt with quickly. The pad underneath usually has to be replaced.
Tell your property manager first; they usually arrange the work. You can still call us to understand what you’re looking at.
Yes. Crews measure every affected unit and keep separate records for each.
Often, if the water was clean and it’s caught quickly. The pad under the carpet usually comes out; the concrete and the carpet itself can often be dried with extraction and dehumidifiers.
Expect a short written summary of what was found, what was removed or dried, and the readings that confirmed it was dry. Keep it with your other house paperwork.
No, we’re a Maple Valley service, and Kent is next door along Kent-Kangley Road. You get the same local crews and the same upfront pricing.
