Water damage restoration in Pacific, WA
Pacific is a small city just south of Auburn, on the line between King and Pierce counties. It’s mostly modest single-family homes on flat ground, many of them several decades old, with some newer houses and apartments mixed in. Water damage here is usually about older plumbing, crawl spaces and a wet season that keeps the ground saturated.

The city
A small city on flat ground
Pacific is compact. Most of it is residential streets of single-story homes and ramblers, with a few newer subdivisions and some apartments. It sits on flat, low valley ground, and that matters more than anything else for how water behaves around the houses.
Because the ground is flat, water doesn’t run away from houses the way it does on a slope. In a long wet spell the soil stays saturated and the water table rises, and crawl spaces and low spots in the yard can hold water for weeks. That makes the question of whether water under the house is a leak or groundwater a common one here.
The newer homes in Pacific have the usual modern failures: supply lines, water heaters and appliance hoses. But across most of the city, the ground is the bigger factor.

Leak or groundwater
Working out where the water under the house came from
Watch the meter
Turn everything off. If the water meter moves, a supply line is leaking somewhere.
Check the timing
Water that appears in the wet months and shrinks in dry weather is usually groundwater.
Look at where it sits
An even film across the crawl space suggests groundwater. A wet patch under a bathroom or kitchen suggests plumbing.
Notice the smell
Clear, odorless water is typical of groundwater. A sewage smell means a drain line and needs different handling.
Getting this right changes the fix. A leak needs a plumber and drying. Groundwater needs drainage work, a sound vapor barrier or a sump, and drying. The groundwater and seepage page goes further.

What wears out in an older Pacific house
Many houses in Pacific have had a few decades of use, and some of the original plumbing is still in place. Galvanized supply pipe corrodes from the inside and eventually leaks at the joints. Older water heaters sit in garages and closets where a slow drip goes unnoticed. Toilet seals and tub drains let go slowly, soaking the subfloor.
Low crawl spaces make all of this slower to find. In a single-story house with little clearance underneath, a leak can run for a long time before anyone smells it or feels a soft floor. See under-floor leak detection.

If your house has a sump
Some houses on low ground here have a sump pump in the crawl space or a lower area to deal with rising groundwater. It only helps if it runs. Test it before the wet season by pouring water into the pit and watching it switch on and empty, and check that the discharge line carries the water well away from the house rather than back toward the foundation.
When a sump fails in the middle of a wet spell, water can build up under the house quickly. A crew extracts it, removes wet insulation, and dries the crawl space with dehumidifiers once the pump is working again. See sump pump failure cleanup.
On flat lots, gutters and downspouts matter too. A downspout that empties onto level ground next to the house adds water right where the crawl space is lowest; an extension or a buried line that carries it well away helps.

Drying a wet-season crawl space
A crawl space that took water from groundwater can’t be finished drying until the water stops coming in. That may mean the sump is repaired first, or drainage work is planned for the dry months, with drying done in stages in between. The crew will explain what they see and what order the work makes sense in.
Pacific is past Auburn from Maple Valley, so it’s a longer trip than the neighborhoods close to us, and we’ll give you an honest estimate on timing. Price depends on how much of the crawl space was wet, what has to be removed and how long drying takes, and you get it before work begins.

No. It’s a separate small city just south of Auburn, with its own ZIP code, 98047, on the King-Pierce county line.
If it comes with the wet season and the water meter is still with everything off, it’s most likely groundwater rather than a leak.
Drainage improvements, a sound vapor barrier and sometimes a sump pump. The crew dries what’s wet and can tell you what they observed.
Pour a bucket of water into the pit and watch the pump switch on and empty it. Then check where the discharge line sends the water.
Not necessarily, but galvanized pipe corrodes over time and tends to leak at the joints. A plumber can tell you how yours looks.
A damp crawl space is the most common reason, from groundwater or a slow leak. A look under the house usually tells which.
Water can be extracted and wet insulation removed, but full drying has to wait until the water stops. The crew plans it in stages.
Often, if it’s torn, missing or sat under standing water for a long time. The crew will show you its condition.
Yes. Crews typically take photos before and during the work, log moisture readings and note what was removed or dried. Ask for copies and keep them with your house records.
