Water damage restoration at Four Corners, Maple Valley
Four Corners is Maple Valley’s main commercial district, where SR-169 meets SR-516, Kent-Kangley Road. The corners were rebuilt in the 2010s, and around them sit apartments, townhomes and some of the newest houses in the city. Water damage here tends to involve more than one party.

The area
Shops, apartments and new construction
Four Corners isn’t a neighborhood in the usual sense. It’s the crossroads at the middle of Maple Valley: grocery stores, restaurants, offices and services clustered around the SR-169 and SR-516 intersection, with apartment buildings, townhome rows and newer subdivisions filling in the blocks behind them.
Most of the buildings here date from the 2000s onward, and some are only a few years old. The plumbing is modern, with flexible supply lines, PEX piping and tank or tankless water heaters, and the failures are the ones modern plumbing has: a fitting that lets go, a supply hose that splits, a drain connection that was never quite tight.
What makes this area different from a street of detached houses is who is involved when something goes wrong. A leak can start in one unit and show up in another. A business may have a landlord, a property manager and staff all needing answers. Getting everyone the same information early saves time later.

Stacked units
When the water comes from upstairs
In apartments and stacked townhomes, bathrooms and kitchens are usually lined up above each other so their pipes share a wall. When a toilet supply, dishwasher hose or washing machine connection fails on an upper floor, water follows the pipes and framing down and appears in the ceiling or wall of the unit below, sometimes two floors down.
The person who notices first is often not the person whose appliance failed. If you see water coming through your ceiling, let the occupant above know and contact your property manager or landlord straight away so the source can be shut off. The unit where it started and every unit it reached need checking with meters, not just the one with a visible stain.
- Find the shutoff for your own unit, and know where the building’s main is or who holds access to it.
- If water is near outlets or panels, do not enter. Call your utility and emergency services.
- Photograph the ceiling, walls and floor before anything is moved.
- Tell your property manager what you found and when you found it.

Water damage in a shop, office or restaurant
For a business at Four Corners, the damage is only part of the problem. The other part is staying open. A split supply line in a restroom, a leaking water heater in a back room, a cooler drain that backs up or a roof drain that can’t keep up in heavy rain can take a space out of use until it is dried.
Crews can often stage the work: extraction first, then drying equipment set up in the affected area with the rest of the space kept in use, and noisier work scheduled around your hours where that’s practical. Your landlord or property manager will usually need to be part of those decisions, especially where the water came from a shared system or the roof. More in commercial water damage restoration.
Tell us your opening hours and we’ll talk through how the work can fit around them.

What goes wrong in the newest houses
Supply hoses
Braided lines to sinks, toilets and appliances are the most common source. Most fail at the crimped end.
PEX fittings
A poorly seated fitting can drip slowly inside a wall for weeks before the drywall shows a stain.
Upstairs laundry
A second-floor washer puts every leak above a ceiling. A drain pan and an easy-to-reach shutoff help.
Tankless and garage heaters
Relief lines and connections can drip where no one looks, often in the garage.
Because these houses are tightly built, a leak inside a wall has little air moving around it to help it dry, and a room can look fine while the framing stays wet. Readings, not appearance, tell the crew when drying is done. See appliance leak water damage for more.
Time and cost
What affects time and price in multi-unit buildings
A leak confined to one kitchen can often be dried in a few days. Once it has run through a shared wall or down a floor, the job grows: more rooms to measure, more ceilings and walls to open, and drying equipment in more places at once. Access matters too. If a crew can’t get into the unit where the leak started, the work in the units below takes longer.
You’ll get the price before the work starts. What the crew can do is give each party a clear record of what was wet and what was done.
Ask for the price before anything starts, and have it in writing.

Questions
Four Corners questions
Let the neighbor above know, contact your property manager, and keep clear of wet light fixtures and outlets. Photograph what you see and move what you can out of the way.
Either can call us. In practice the property manager usually needs to be involved, because access to other units and shared systems goes through them.
Often part of the space can stay open while the affected area dries. It depends on where the water went and what equipment is needed.
The phone is answered 24/7, and crews can schedule noisy work outside business hours where that’s practical.
New plumbing still fails, mostly at connections: supply hoses, fittings and drain joints. A young building doesn’t protect against a bad crimp.
Not necessarily. Framing inside a wall can stay wet after the surface dries. Readings confirm it.
A drain pan, braided hoses replaced on schedule and a shutoff you can reach easily all help. Turning the supply off when you’re away helps more.
Yes. They can explain what they found and what the drying plan is to anyone you want involved.
Through photos, moisture readings taken at set points and a written note of the work. It shows what was wet, what was done and when the area was confirmed dry.
It’s in the middle of Maple Valley, so it usually is. We’ll still give you an honest timing estimate on the phone rather than a promise.
