The neighborhood

New houses, new kinds of leaks

A new house is not a leak-proof house. It’s a house whose plumbing hasn’t yet been tested by years of use. The first months and years are when a fitting that was never fully seated lets go, a drain joint under a tub starts to weep, or a supply hose connected in a hurry on move-in day gives out.

These failures tend to be sudden rather than slow. There’s water on the floor, or a stain appears on the ceiling below a bathroom, and it’s obvious something happened. That makes them easier to find than an old slow leak, but in a tightly built new home, water inside a wall or ceiling has less room to dry on its own.

First years

Where water usually comes from in a new home

Fixture connections

Supply lines to toilets, sinks and the fridge are the most common source in the first years.

Tub and shower drains

A drain joint that wasn’t fully tightened leaks only when the tub drains, so it can take a while to notice.

Upstairs laundry

Many newer homes put the washer upstairs. A hose or drain problem there comes through the ceiling below.

Water heater relief line

Drips from the relief or drain line, usually in the garage, are easy to miss.

Settling soil

New landscaping can settle toward the foundation over the first wet seasons.

After a big rain in the first winter or two, it’s worth walking around the outside of the house. New gutters and downspouts may never have been checked, and soil around a new foundation often settles.

Builder warranty

If your home is still under warranty

Many Morningview Place homes are new enough that owners still have builder warranty paperwork. If yours does, follow what it says about reporting problems, and contact the builder as well as dealing with the water in front of you. Ask the builder how they want urgent leaks handled, since water sitting in walls and floors keeps spreading while you wait.

We don’t interpret warranty terms and can’t tell you what a builder will or won’t do. The crew can give you photographs, moisture readings and a written record of what was found and what was done, which you can share with whoever needs it.

Townhomes

Stacked bathrooms and shared walls

In the attached townhomes, bathrooms are often stacked, with the upstairs bath directly over a downstairs bath or kitchen, and some plumbing runs in walls shared with the home next door. A leak upstairs usually shows first as a ceiling stain below. A leak in a shared wall can show first on your neighbor’s side.

If your community has an association, check its documents or ask its manager what they want reported. We don’t advise on who is responsible for which part of the building. We focus on finding the water, drying it, and making sure every affected space is measured. More in ceiling water damage repair.

The work

What happens after you call

  1. Shut off and document

Close the fixture or main shutoff, then photograph the water before anything is moved.

  2. Extract and measure

Standing water is removed and meters map how far it spread into walls, floors and ceilings.

  3. Open selectively

In new drywall, a small opening or a removed baseboard often lets a cavity dry without large cuts.

  4. Dry and verify

Dehumidifiers run until readings reach normal levels, then patching and paint follow.

A sudden leak caught quickly in a new home is often dried in a few days. The price depends on how many rooms and levels the water reached, and you’ll hear it before work begins. See appliance leak water damage for the most common first-year source.

Questions

Morningview Place questions

New plumbing fails at connections: a fitting not fully seated, a drain joint left loose, a supply hose connected in a hurry. Most of these show up in the first years.

If you have warranty paperwork, follow it and contact the builder. If water is still spreading, drying usually can’t wait, so ask the builder how they want urgent leaks handled.

We can’t interpret warranty terms. Ask the builder, and keep the photos and readings the crew provides.

Often a drain joint or the seal around the tub or shower. It leaks only when water drains, so it can take a while to track down.

Commonly in the garage near where the water line enters, or beside the water heater. Find it before you need it.

Not necessarily. New homes are tightly built, so a wet wall has little air moving around it. Dehumidifiers and readings matter just as much.

Look at the washer’s supply and drain hoses and whether the pan under it holds water. Then have the ceiling cavity checked.

Check your association’s documents or ask its manager; the rules vary. The crew can give you a written record if they ask for one.

Usually, yes. Before-and-after photos and the drying log show where the water went and when materials reached normal levels. The crew can send them to you when the job is finished.

Check gutters and downspouts after the first big storms, look under sinks every few months, and know where your shutoffs are.
