Water damage restoration in Redmond, WA
Redmond runs from Overlake and a fast-growing downtown out to Education Hill and, in 98053, the larger lots and planned neighborhoods of Union Hill, Novelty Hill and Redmond Ridge. It combines new mid-rise apartments, established neighborhoods from the 1970s and 80s, and semi-rural properties on the east side. We serve both Redmond ZIP codes from Maple Valley.

The city
New downtown, established hills, semi-rural east
Downtown Redmond and Overlake have added a lot of new apartment and mixed-use buildings in recent years, many of them wood-framed floors of homes over a concrete podium of shops and parking. Education Hill and the neighborhoods around it are older, with split-levels, ramblers and two-stories from the 1970s and 80s. East of the city, 98053 opens out into larger lots on Union Hill and Novelty Hill, and newer planned communities such as Redmond Ridge.
Those three settings produce three different kinds of call: water moving between units in a new building, aging plumbing and lower-level seepage in an established house, and drainage and long water lines on a bigger lot.

New apartments
Wood-frame buildings over a podium
In a new wood-framed apartment building, units are stacked closely and plumbing runs in shared walls and chases. When a supply line or appliance fails, water travels through floor assemblies to the units below, and sometimes along a corridor. The sound insulation and layered assemblies between floors can hold water where it’s hard to see.
Residents should tell their property manager first; managers control access and building shutoffs, and they usually call for restoration. For managers, the crew can work through every affected unit, dry the floor and ceiling assemblies, and keep separate records for each. If a fire sprinkler is involved, the fire department and a fire protection contractor handle the system. See commercial water damage restoration.

Leak Between Floors? Call NowEducation Hill and older neighborhoods
Houses from the 1970s and 80s
The established neighborhoods have split-levels and two-stories that are now forty to fifty years old. Some still have original supply piping, and some from that era were plumbed with polybutylene, a gray plastic pipe worth asking a plumber about. Water heaters, toilet seals and shutoff valves are all due for attention in houses this age.
Lower floors partly below grade are the other common source of trouble. After a long wet spell, water can come through an uphill wall or show up as damp carpet along one side of a family room. The water meter settles which it is: with everything off, a moving meter means a leak, and a still one points to groundwater. See groundwater and seepage.

Long service lines
On a big lot the pipe from the meter to the house runs further underground, and a leak there shows as soft ground or a jump in the water bill.
Drainage off wooded slopes
Tall trees, long driveways and sloping ground put more demand on gutters, ditches and footing drains.
Outbuildings
Detached garages and shops with water lines are places a leak can run unnoticed.
Newer planned homes
In Redmond Ridge and similar communities, the failures are the modern ones: supply hoses, fittings and appliances.
Much of this is the same as in the larger-lot neighborhoods around Maple Valley. See under-floor leak detection and gutter and drainage water intrusion.
On sloping lots out here, driveways and ditches carry a lot of water in heavy rain. Where a driveway slopes toward a garage, the trench drain at the bottom has to stay clear, or water runs under the garage door and into any finished rooms beside it.

An honest word on the trip
Redmond is at the north end of our area, a long trip from Maple Valley whether by I-405 or through Issaquah and the plateau. We’ll give you an honest estimate on timing when you call, and we’ll tell you if it’s not what you need.
The price depends on how many rooms or units were reached and what has to come out, and you get it before work begins. In a new building, drying floor assemblies can take longer than the visible damage suggests, so the crew will explain the plan and how readings will show when it’s done. Equipment usually stays in place for several days, with a crew returning to take readings.

Questions
Redmond questions
Moisture on the floor around the base, rust at the fittings and drips from the relief line. Tell your property manager if you see any of them, since a closet heater sits next to walls and floors that soak up water quickly.
Your property manager first, and the neighbor above if you can. Photograph what you see, and if water is near outlets or panels, don’t enter; call your utility and emergency services.
Floor assemblies between units can hold and carry water, and plumbing runs in shared walls. Meters show where it went.
Yes. Crews coordinate access, dry each unit and keep separate records.
Ask a plumber to look. If water has already escaped, a crew can find and dry it.
Check the water meter with everything off. If it’s still and the dampness follows rain, it’s likely groundwater.
It could be the service line or an irrigation line. Watch the meter with everything off to find out.
Yes. Detached garages and shops are dried the same way, with setup planned around power and access.
Usually, yes. Before-and-after photos and the drying log show where the water went and when materials reached normal levels. The crew can send them to you when the job is finished.
Keep the trench drain at the bottom clear of leaves and grit, and make sure it empties somewhere lower than the garage floor. If water still reaches the door in heavy rain, a drainage contractor can look at the grading.
